MIPIM brings tens of thousands of international real estate professionals to Cannes every year, generating major economic activity in the middle of winter, a usually quieter period on the Riviera.
Held at the Palais des Festivals et des Congrès in Cannes since 1990, MIPIM (the international market for real estate professionals) is one of the world's largest B2B real estate fairs, bringing together developers, institutional investors, local authorities, architects and urban planners from dozens of countries for four days of conferences, negotiations and presentations of urban projects.
The fair is organised around national and regional stands spread throughout the Palais des Festivals and in a temporary structure on the esplanade, where cities and regions from all over the world present their biggest urban development projects to an audience of potential investors, in an atmosphere combining high-level financial negotiation and an international architectural showcase.
Unlike the Cannes Film Festival or the Cannes Yachting Festival, MIPIM takes place in March, traditionally a quieter period for hotels and transport on the Riviera, which makes it almost a counter-seasonal event for the local economy: premium hotel and transport professionals often consider MIPIM as financially significant as the Cannes Film Festival in high season.
This off-season timing does not prevent significant pressure on hotel capacity and premium vehicles during the four days of the fair: hotels on the Croisette, usually less in demand in March, fill up quickly, and demand for chauffeurs and executive vehicles far exceeds the available supply as soon as the official dates are announced.
MIPIM's clients are mostly professionals and are clearly different from those of the Cannes Film Festival in their pace and expectations: business meetings on tight schedules throughout the day, frequent journeys between the Palais des Festivals, temporary company headquarters set up in the hotels on the Croisette and meetings outside Cannes, with a strong need for punctuality quite different from the more event-driven and flexible pace of the film festival.
Nice Côte d'Azur Airport, the main arrival point for international MIPIM participants, is very busy during this week in March, with many direct flights from Europe's major financial centres (London, Frankfurt, Zurich) and a constant flow of transfers to Cannes calling for a chauffeur used to the expectations of international business clients, often travelling for just one or two days.
MIPIM's compact and intensive format, with days that start early in the morning and often continue with business dinners in the evening, creates particular demand for full-day chauffeur hire, allowing the same chauffeur to accompany a client or a delegation throughout their schedule with no repeated coordination for each journey.
One of MIPIM's distinctive features compared with other major gatherings in Cannes is the large presence of institutional delegations: mayors, regional presidents and representatives of French and international cities and metropolitan areas come to promote the appeal of their territory to investors, often with large technical teams, which creates group transport needs on top of individual journeys for executives, with vans and minibuses for these delegations.
The national and regional pavilions, set up in a temporary structure on the Esplanade Georges Pompidou opposite the Palais, create a short-lived urban microcosm where presentations of world-class real estate projects, reception buffets and informal meetings sit side by side, a structure covering several thousand square metres every year that draws a constant flow of visitors between the Palais itself and this outdoor annexe throughout the day.
Over the years, MIPIM has also developed themed spin-offs such as MIPIM PropTech, dedicated to new technologies applied to real estate, illustrating how this fair, historically focused on traditional property development, has diversified into broader subjects such as smart cities, the ecological transition of buildings and new urban uses, a broadening that has helped the fair stay attractive as the sector changes rapidly.
Unlike the major summer events in Cannes, where clients often seek a certain visibility and openly displayed prestige, MIPIM clients generally favour discretion and pure efficiency: a punctual chauffeur, a comfortable vehicle to work in between two meetings, and perfect knowledge of the fastest routes between the city's different business venues matter more than the apparent prestige of the transport itself.
Every year, LimoAirportGroup accompanies business delegations during MIPIM with full-day chauffeur hire designed to link meetings and transfers with no dead time, a format particularly suited to this fair, where efficiency and discretion take precedence over the more visible prestige of other Riviera events.
